Before you begin:
Thank you for your interest in renting from Rocky Mountain Property Management (RMPM)! Below you will find a summary of our Application Process and Applicant Selection Criteria.
*A Rental Application is required for each adult, eighteen years of age or older, intending to occupy the Premises. A current photo identification (driver’s license, military ID, State ID, passport ID) along with valid Social Security Number (SSN) or Individual Taxpayer Identification Number (ITIN) must be presented with each Rental Application.
*An application processing fee of $35.00 per applicant (paid online) must accompany each Rental Application. The processing fee covers the cost of the screening and is non-refundable regardless of the outcome of the application process, whether the applicant is approved or whether the applicant is able to lease a property. No Rental Application will be considered or processed without an application fee.
*RMPM approves applications in two stages. The first stage is the pre-qualification, which is initiated as soon as we receive your completed application and application fee. RMPM will initiate a pre-screen which includes credit history and criminal background check and qualifies the applicant to schedule property showings and provides an estimated rent limit amount.
*Once an applicant selects a property, the application is submitted for final approval by providing a reservation agreement and $100.00 reservation/lease administration fee as well as verification of each applicant's income and employment and previous landlord references.
*In the event that the application is fully approved, the applicant(s) can secure the property by executing a lease (including remittance of the security deposit) within 48 hours in accordance with the terms of the reservation agreement.
**APPLICANT SELECTION CRITERIA**
RMPM utilizes an objective scoring system to qualify applicants based on a number of factors including the following guidelines. RMPM may still consider renting to an applicant who does not substantially meet these guidelines with certain conditions, such as higher security deposits or terms as decided by management.
Applicant(s) must gross a minimum 2.5x the monthly rent in income. To verify your income, each applicant must provide at least one of the following: 2 months of pay stubs, previous 2 years tax records with 2 months bank statements, or a completed employment verification form.
To determine satisfactory credit worthiness, our scoring model analyzes information regarding credit score, credit accounts, and collection history. In order to fully qualify, the weighted average of all applicant credit scores must be 650 or higher. Applicants with credit scores between 550 and 650 may receive a conditional approval which require additional consideration such as higher security deposit funds.
Applicant must not have a current warrant for arrest, must not have been convicted of a felony. RMPM will not lease to Applicants who have been convicted of past sex offenses or violent crimes.
Applicant shall not be in personal or business bankruptcy, nor shall be contemplating such bankruptcy.
Applicant may not have been involved in an eviction, owe a previous landlord funds, or defaulted on a previous lease.
No pet of any kind is allowed on any RMPM property unless authorized in writing by RMPM pursuant to the terms of a signed lease. Approved pets will require additional monthly pet rent of $50 per pet and a non-refundable pet fee of $250 per pet. RMPM does not allow more than two (2) pets in any of our homes and breed restrictions do apply, please contact our office additional details.

Please be assured that we endeavor to process applications in a timely manner and should normally be able to provide a pre-qualification within 2 business days of submission of a COMPLETE application. Final approval should be received within 2 business days of final submission. In order to speed up the approval process, we encourage all applicants to provide verifications and additional information up front.
